Our lettings department offers an extremely professional and friendly service to experienced and first-time tenants.

Service we will provide to you includes:

  • Accompanied viewings – we can pick up/drop off.

RENT COLLECTION SERVICE

Landlord Fees: Setup of £110 with fee from 6% of monthly rent. We do NOT charge VAT

Service Includes:

  • Marketing your property by means of internal/external media/window/board and at Coventry University.
  • Arrange and conduct all viewings.
  • Prepare and sign all tenancy agreements (Copies prepared for landlord).
  • First months rent payment processed and tenant deposit payment deposited into Deposit Protection Scheme.
  • Manage the collection of rent through to tenancy completion and the transferring of funds to landlord.

FULLY MANAGED SERVICE

Landlord Fees: Setup of £110 with fee from 6% of monthly rent. We do NOT charge VAT

Service Includes:

  • Marketing your property by means of internal/external media/window/board and at Coventry University.
  • Arrange and conduct all viewings.
  • Prepare and sign all tenancy agreements (Copies prepared for landlord).
  • Complete full checks on tenants
  • Complete a move in and move out inventory
  • Complete 6 month inspections
  • First months rent payment processed and tenant deposit payment deposited into Deposit Protection Scheme.
  • Management of maintenance/*repair work/issues (*Providing quotation has been agreed by the landlord)
  • Administer late payment processes
  • Manage the collection of rent through to tenancy completion and the transferring of funds to landlord.
  • Send monthly rent receipt statement to the landlord

OTHER FEES TO LANDLORDS – FULLY MANAGED

Inventory Fee£80
Conduct a detailed photographic inventory at the property before start of tenancy.
Management of deposit process£45
Register landlord and tenant details and protect the security deposit with a Government Authorised Scheme. We will provide tenants with Deposit Certificate and information within 30 days of start of tenancy.
Arrangement fee for works10% of Nett Cost
We will initially request quotes from contractors (if required), liaise with the chosen contractor, arrange access to the property at a mutually convenient time and ensure all work has been carried out as specified. Landlord will be regularly upadated and any relevant warranty or guarantee papperwork will be retained.
